Research for a house or a suitable plot could be most of the times a very
tedious and stressing task. The key factor for an unhampered and easier
transaction is to be properly informed and prepared. This can be achieved by
arranging a meeting with us.
Initially, you have to define your priorities regarding your new house.
Some questions that should be answered from you:
• What is the region of my preference that I would like to buy a house or land

• Do I expect that my estate should be located near my job?
• Is it important that my house should be close to my parental house?
• Do I prefer that my house should be located at a quiet region or at the city
centre?
• Is necessary a bus stop near my house?
• Do I want my house to be close to schools, market or church?
• Do I want direct access to main roads?
• Do I have the required funds for the house of my choice?
Define your preferences
Because it is very hard to find a house that fulfils your requirements, you
should define your preferences by considering the following list:
• Price
• Rooms number
• Year of construction
• Spacious rooms
• Sunny and airy spaces
• Detached house or block of flats
• Green
• Spacious balconies
• Floor
• Adequate storing spaces

What you should do:
• Define a date of purchase
• Consider the purchase cost
• Proceed on a research for a bank loan: what is the amount you can loan and
what is the monthly installment you can afford. Our company may assist you with

Required Buyer Documents
1. Taxpayer register ID and corresponding revenue service.
2. Photocopy of identity card (for non Greek citizens photocopies of passport,
work and residence permits are required).

If you are the owner and prospective seller of a house or plot and you want to
improve their image you may follow our recommendations:
Paint your house using bright and pleasing colors
Spend some time in order to carefully clean and maintain spaces which are
frequently used
If the house is inhabited, check for non-operational lamps. If it is daytime,
draw the curtains and illuminate the house. If the house is in a good state
nothing should be hidden.
If the house has a basement, an attic or a loft make sure that these places are
clean, arranged and free of useless objects in order to demonstrate their real
size.
Clean and mark your building plot, plat or land according to the topographical
chart. Wire fencing creates a positive impression and makes your offer more
attractive. Make all public utility connections etc.
Hire only one professional real estate agent to represent you. When your real
estate is negotiated by many agents or by other people pretending that are
experts or professionals, the sale process is jeopardized. As a result the price
of your estate goes down.
Required Seller Documents
The required documents will be prepared with our collaboration under the
supervision of a qualified notary.
1. Two photocopies of your identity card
2. A photocopy of the last income tax return
3. Proprietary title (proprietary contract)
4. Building license
5. Topographical chart of the estate, supplemented by a solemn protestation of
the law N.651/1977 signed by a certified civil or surveying engineer or/and
certified ground plan if the buy if accomplished with a bank loan
6. Solemn protestation of the law N.2238/94 certified by the Revenue Authority
or a certificate in the case that the estate is hired.
7. Solemn protestation of the law N.2459/97 certified by the Revenue Authority
8. Certificate of tax state
9. Property tax certificate from the local municipality in which the estate
resides (supplemented with a bill from the electricity utility and a contract).
10. A lease if the estate is hired.
11. In the case that the estate is a parental provision, grant or inherited a
certificate that no tax is owed from the Revenue authority is required.
12. Certificate of insurance state.
You should always consult you lawyer and your accountant.
